  • Location Quality:
    A+ to C+
  • Property Size:
    50 to 5,000 units; single asset or portfolios;
  • Pricing:
    $5.0MM to $200MM+
  • Property Vintage:
    1920’s to new construction
  • Investment Structure:
    Affordable Communities: Nautilus utilizes Bonds and Tax Credits. Other structures on a case by case basis.
    Market Rate Communities: Nautilus pays all cash or cash to new financing.

Acquisition Submittal Requirements

Affordable Housing Communities:

  • Copies of any Regulatory Agreements impacting the property;
  • Original and most recent Section 8 Project Based (“HAP”) contract;
  • Most recent Audit and Budget;
  • Most recent REAC;
  • Most recently issued HUD Rent Schedule;
  • Executive Summary; photos, description, site schematic and typical unit floor plans.

Market Rate Communities:

  • Current rent roll;
  • Operating Statements for most recent 2 complete years and YTD-prefer these in monthly columnar summary style:
  • Executive Summary: photos, description, site schematic and typical unit floor plans.
